Maintenance

Yes. We have a highly skilled maintenance staff. We offer 24/7 maintenance emergency service.

You are encouraged to submit an online work order through our Resident Portal at any time. During office hours, you can stop by or call the office.

Our maintenance team will take care of work orders on a first come, first served basis. Work orders are generally completed within 24-48 hours. Emergencies will always be a priority.

No. You can leave detailed instructions in the "Access notes" section of your online work order or when you inform our office staff. Examples include: call first, pet is secured in the bathroom is locked, etc.

We do not service after hours lock outs. You can use the smart home app to help troubleshoot the issue with your lock. Our smart locks will warn you by blinking red when running low on battery. Make sure you enter an online work order for our maintenance team when this happens and we will be happy to switch them out for you.

You are allowed to decorate your new home. However, all modifications to the apartment will be charged at time of move out in not restored to the original condition.

EMERGENCIES: No electricity throughout the apartment; No water throughout the apartment; No heating or air conditioning in severe weather conditions (Heat when temperature is below 45 degrees F. or less outside and an interior unit temperature of 65 degrees F. or below) (Air Conditioning when Exterior temp is over 85 degrees and unit interior will not cool below 80 degrees.); Refrigerator not cooling; Water coming into an apartment; The possibility of fire from electrical sparks; Toilet is not working in an apartment with only one bathroom; Situations where the resident’s safety is jeopardized (e.g., the apartment has been broken into and the looks or windows are damaged or there is standing ice in parking area, sidewalks, breezeways, or stairs.); Access gate not operating correctly

Although parking will be limited, we do offer assigned parking spaces. Parking is offered in our mechanical parking structures, in our controlled access garage or the Gateway across the street.

All apartments include a washer and dryer

Yes, we are a pet friendly community. We use Pet Screening services for pet approval.

Fees will be determined after the Pet Screening process has been completed.

We love pets and welcome all cats and most dog breeds. All PEG Property Group communities abide by Breed Restrictions; Owner reserves the right to restrict breeds and types of animals. Currently restricted animals include all dogs that are full or partially: Pit Bull, German Shepard, Doberman, Rottweiler, Akitas, and Mastiffs. Others may be added. Owner may also restrict size and weight.

Our community has a pet relief area. However, Pioneer dog park is only .4 miles away!

Our stainless appliances set include dishwasher, stove, refrigerator, and microwave and/or vent hood.

All apartments have access to trash chutes on floors 2-6 will have access to the trash chutes located on either the south west of building A and the South East of building B.

Moving boxes need to be broken down and can be disposed of in the dumpster areas

Pest control can be scheduled by entering a work order.

We are equipped with full size Amazon Hub Lockers and a package overflow room. The onsite staff will not accept packages on behalf of residents.

Our Health and Wellness Center is open 24/7 with access control.

Our fitness center has everything you need to stay in shape! We have a private hydromassage station, free weights, cardio, cycling, and a Yoga Studio.

We do not allow private events in our public spaces.

No. There is not a cost for guided tours during office. We also offer self-guided tours daily from 8a-8p. If would prefer a self-guided tour there will be a small, refundable fee when booking online.

We accept walk ins, but we prioritize prospects who book an appointment. Self-guided tours require an appointment.

Our office is open 6 days a week and we have an open door policy. You can come meet our team at any time.

You can reserve your new home with a few easy steps. Visit our website> check out the "floorplans" tab> select your floorplan> select your unit #> and apply!

Application process can vary, but usually takes from 1-3 business days.

Fees and specials may vary daily. The security deposit is determined based on your background check. Contact the office for our daily price quote to learn more.

Yes, we require Renter's insurance with personal liability for $100,000 for the term of the lease.

No, we do not offer furnished apartments. We do furnished guest rooms available.

Our minimum lease term is 6 months.

Utilities

No, Utilities are not included in your rent amount and will be billed back based on usage

At the time of move in you will be required to provide proof of an active gas and electric account. The property uses a 3rd party utility company who will charge you for water, sewer, and trash based on usage.

The property has been wired for high speed internet. Fees for internet are included in our media package.

Occasional overnight guests are welcome. However, we do not allow guest to stay longer than 7 total nights per month.

No. A New Security Deposit is required for each apartment when transferring apartment homes. There are also associated transfer fees and notice requirements. Please give us a call to learn more.

No. Subleasing your apartment is not allowed. However, you are allowed to add a roommate anytime during the lease terms. Added Roommates must be approved by Management and pass qualification criteria.

Our Residential Lease Contract allows a lease to be terminated by giving a 60-Day Notice and paying one (1) month's rent as termination fee.

We are located in Downtown Salt Lake City, Utah

Salt Lake City School District. Washington Elementary School, Bryant Middle School, and West High school.

Within walking distance you have the Gateway mall as well as the famous downtown City Creek Center.

We will have a local coffee shop on-site by the name Coffee Links, Further east corner of the community. Along with Starbucks, Beans, and Brew, and various local options all within 1 mile of the property.
